Case Study
Los Angeles Industrial Fire-Code Compliance Assessment, 130,000 SF Multi-Tenant Property
Eight tenants under one roof in a late-1960s industrial building in Los Angeles.
What the Assessment Covered
A 130,000-square-foot industrial property can look functional from the outside while carrying significant fire-code exposure inside.
First In Fire Compliance was engaged to assess a multi-tenant Los Angeles industrial property built in the late 1960s. Eight tenants were operating under one roof, with a mix of high-piled storage, plastics, garments, aerosols, hazardous materials and manufacturing processes.
The assessment focused on the conditions that commonly create problems during an inspection, insurance review or property transaction:
- Whether each tenant's actual use matched the approved occupancy
- Commodity classifications and storage heights
- High-piled storage permitting and configuration
- Hazardous-material quantities and MAQ thresholds
- Aisles, exits and means of egress
- Sprinkler coverage, clearances and visible system limitations
- Fire-department access and overall inspection exposure
The property also had a legacy pipe-schedule sprinkler system. Where hydraulic calculations or engineered determinations were required, those items were identified for evaluation by a licensed fire protection engineer.
The client received a documented fire-code exposure assessment, prioritized findings and a clear path for addressing the conditions requiring further action.
That is the value of reviewing a building before an inspection, insurance renewal or transaction puts it on someone else's timeline.
First In Fire Compliance provides Fire Captain-led fire-code compliance and risk assessments for commercial and industrial properties throughout Southern California and nationwide.
